Oct. 7, 2024 Update
A site development permit was issued on Oct. 7, 2024. This permit was reviewed by and approved by building, planning, engineering and natural resources staff. It allows for full demolition of the existing building, site grading, tree removal, installation of utilities and construction of stormwater management facilities.
APRIL 16, 2024 UPDATE: The city council will consider the Greco Properties project on Monday, April 22, 2024.
APRIL 8, 2024 UPDATE: Greco Properties has requested the project be pulled from the April 8, 2024 city council agenda. The company needs additional time to consider the affordable housing requirement/qualifications for the assisted living and memory care components of the proposed project.
Greco Properties, LLC. proposes to redevelop the existing property at 15407 and 15409 Wayzata Blvd. As proposed, the existing, vacant nursing home building would be removed and two new residential buildings would be constructed. The southerly building would contain a total of 40 assisted and memory care units; the northerly building would include 121 independent senior units. The proposal requires: (1) a comprehensive guide plan amendment from institutional to high-density residential; (2) a master development plan; (3) floodplain alteration permit; and (4) site and building plan review, with tree removal variance.
